The Loan Process

No matter if you are buying your first home, or refinancing your current home, the loan process can feel overwhelming and be difficult to navigate. Kevin will be here to guide you through every step of this process, and make you feel comfortable and empowered with your financial decisions.

Home Loan Application

The first step to this process is to submit a home loan application either in person, over the phone or through my website. I will then collect your supporting documents via a secure portal, and pull your credit report.

Pre Approval

Once I review your application, credit report and supporting documents, I will give you my decision regarding your eligibility for your home loan. I will reach out as soon as possible to let you know if you have been approved.

Mutual Acceptance

Once you have put in an offer on your desired home, and it is accepted, then we can set up a meeting to discuss financing options. During this time we will discuss mortgages and locking in an interest rate.


All of your documentation will now be submitted to an underwriter, with your written approval. I will send you non binding preliminary disclosure documents to sign, where you will acknowledge the loan estimate and your “intent to proceed”.


Once the loan package has been submitted for underwriting, an appraisal will be done on the home. The appraisal is done by an independent contractor, who will have their own turnaround time, and collect an outside fee via debit or credit card.

Conditional Loan Approval

Once the underwriter review is completed, they will certify their willingness to fund your home loan – this decision is called conditional approval. Congratulations! There will be still a couple more items my team will need to collect from you.

Pre Closing

During this time, all outstanding conditions have been satisfied, and the appraisal report has been submitted. The underwriter will issue you a “Closing Disclosure” form that you will need to acknowledge. You will then need to wait a mandated 3 days before closing can actually occur.


Congratulations! You made it to closing! You will meet with the Notary Public or Escrow Agent and sign the Promissory Note and Deed of Trust. Your documents will be taken to the courthouse where they will be registered, officially making you the owner.

Possession Date

So when can you officially move in? This depends on the “possession date” determined in your contract with the seller. It is common for this to occur at the same time as the registration, but I would recommend discussing this with your real estate agent.
